Necessity of Maintenance Management

Maintenance includes all labour (both direct and indirect), material, plant, and overhear required to sustain equipment in good serviceable condition. It includes periodic inspection, lubrication, servicing, repairs, and overhauls. 

The secret of a successful maintenance programme is to have it systematize m such a way that everyone concerned with both maintenance ,and operations knows what is expected. This means that there must be a workable method of collecting data such as costs and operating hours, established procedures for preventive maintenance, to implement a system which reduces costs and maximizes profits. The key to the entire programmer is scheduled maintenance. Maintenance can be controlled only if  the bulk of it is scheduled. This will reduce downtime and Marseillaise the availability of the equipment to do what is required of it to do. The implication of a system is regularity and order. 

Communication is very important in operating such a maintenance system. Management must keep all necessary personnel informed of such as expected useful life of equipment, replacement policy 'and  procedure, level of decisions which must be made regarding extent of repairs and costs. allocation of equipment, standardization of procedures. need for data collection, and what is need of each person in tern? of performance. On their part, workmen should inform supervisors of repeated failures in equipment parts. unfitness of machine to do assigned work as evidenced by breakdown. improper  machine operation resulting in parts failure, weariness in machine design, and suggestions for improvement in the maintenance system. 

The function of equipment maintenance organisation  is to establish the schedules for equipment and to keep the operating departments advised of these schedules. This scheduling must be accomplished with top management stressing on maintenance philosophy. Maintenance should be scheduled to ungainliness the effect of any downtime on regularly scheduled operations. Operating divisions should keep the maintenance supervisor informed  of any inability to convey with the schedule established, so that the maintenance c,m be rescheduled at more convenient time.
